Le Royal Meridien Abu Dhabi

Exper!ent acted as client representative and project managers for the owner, H.H Sheikh Mubarak Bin Mohammed Al Nahyan, on the refurbishment of Le Royal Meridien Five Star Hotel on Sheikh Khalifa Street in Abu Dhabi. The 40 million-dirham project entailed the refurbishment of 145 rooms and presidential suites as well as commercial and public areas within and surrounding the hotel which remained operational. As Senior Project Manager I was responsible for project delivery management, ensuring that the principal contractor and sub-contractors complied with the requirements of the project specification and program to ensure that project construction did not interfere with on-going operations. I managed design co-ordination between the operator, consultants and the contractor. I worked closely with the hotel operator to ensure seamless project integration management, monitoring and change control which included handing over and administering of completed rooms, restaurants, commercial outlets, back-of-house, recreational and public areas.
• Timely delivery of milestones and achieved anticipated project handover and deliverables to a high standard.
• Efficient collaboration with the architect ensured design change management had negligible effect on program.
• Communication with and management of the contractor meant that non-conformances were kept to a minimum.
• Identification and early warning of potential risks ensured that variation costs were highlighted early on.
• Monitoring of schedule variances and mitigation of the same as related to milestones and the critical path.
• Chairing of weekly design co-ordination, quality, health and safety and site progress meetings.
• Ensured timely completion of testing, commissioning and DLP works in line with strict operator requirements.
• Dispute resolution relating to contractual disparities amongst the operator, architect and contractor.
